Pallavaram 200 feet road – A treasure hunt

Hello All,

One of my clients, called me, asking help in finalizing a house site, in Pallavaram 200 feet road, as his children are studying in Narayana school. Unaware about the location, on a drizzling morning went for a field research, connecting with various local agents in that area.

And, today I am going to write a bit of everything, about this area, which is in Old Pallavaram. A hidden treasure, which I found, and missed in all the last 10 years, as I have been using this radial road to commute office. But never noticed this place. The location I am referring is Pallava Garden, Perumal Nagar, ARG Nagar and surrounding areas, of Old Pallavaram jurisdiction, with the approach road from 200 feet radial road.

Being living in a posh locality in Chromepet and visited many areas in South Chennai, I am quite surprised, where all roads are broadly laid out, with 50 feet, 40 feet roads, and decent modern individual houses with trees around and green lush everywhere. Pallava Garden is one such avenue with broad roads, avenue trees and green everywhere. In fact, very clean also, without any plastics, garbage’s around. The ground water level is also good, and tasty, considering Pallavaram Periya Eri is nearby.

There is a small hill back side of this place, and considerable area back of this location is earmarked for ASI. In terms of connectivity to Meenambakkam airport, GST road, OMR and ECR, and to the city, this is fairly a nice location.

The layouts are DTCP approved, and are old, laid in 1980’s. Its developed and promoted by housing societies for employees working in National Highways department, Airport Authority of India and TVS group. While central Pallavaram is more densely populated, and congested, this location on the contrary looks posh and attractive. T
By the recent knowledge, Pallava Garden has around 250 houses, Perumal Nagar has 1500 houses and similarly ARG, AGS colony etc. The ongoing ground rate is ₹ 1.3 Crore/ Ground.

Home buyers can look at this place, lot of good old houses are coming up for sale and there were also a handful of plots that are available for sale. If the price point is high, you can look for a corner property, divide into two 1200sft plots and buy one.

You won’t see more advertisements about this area in popular property portals (even if its listed, it gets closed quickly), as the whole area is managed by local real estate agents. If you have a good connect there, explore and get it fixed.

Few areas, adjacent to this place, were marked for ASI. There is a belief, that the palace of Pallava King is underneath the ground. So, there are some restrictions, you need to check. Visit the registration office of Pallavaram, and check for the ASI notified survey numbers before making a buying decision.

Just keep an eye on this place, it has every reason, and potential to record 100% price appreciation in the next 5 years (looking at the developments happening in Pallavaram road.) If you have money, this is going to make you the rich, richer and richest.

After a month of visits, negotiations we finally managed to grab a property of 1200 sqft, which is sub divided from a corner property. The price we spent was 60Lakhs for half a ground. Another 25L for building the house, earmarked.

A definite buy, at this rate, seeing good future, excellent infrastructure and connectivity.
